Local Conditions

Charlotte County is three pest environments, not one

A plan built for a canal lot in Port Charlotte is the wrong plan for a rural property out toward Babcock. Knowing which part of the county you are in is where every job should start.

Coastal and canal west

Port Charlotte, Punta Gorda, Rotonda West and Englewood sit on or near Gulf-access canals and the Charlotte Harbor estuary. Water decides everything here. Canal-front homes hold moisture against the slab year round, which is exactly what subterranean termites need, and the mangrove and marsh edges of the harbour are a permanent mosquito and biting midge source. Salt air degrades screens, soffits and seals, so outdoor living space is usually where a problem shows first.

Riverine north

Charlotte Harbor, Harbour Heights and Cleveland run along the Peace River. Same moisture, different housing: larger, more wooded lots with mature canopy. That canopy is a roof rat highway, and rodent work is more common here than anywhere else in the county. They come in at the roofline, not the ground.

Rural and new-build east

Babcock Ranch and the properties along Bermont Road toward the DeSoto line have little in common with the coast. New construction means disturbed soil and fresh sod, which fire ants and chinch bugs colonise fast. Properties against the Babcock Ranch Preserve carry continuous pressure from tens of thousands of acres of protected land, and rural acreage brings livestock and pasture work most residential companies here are not equipped for.

All three share two things.

There is no dormant season

There is no dormant season, so quarterly service is the baseline rather than a seasonal extra.

Repairs still aren't sealed

Hurricane Ian left roof and soffit repairs across the county that were never fully sealed. We still find active rodent entry on homes signed off years ago.

We had serious rodent issues on our farm, the rats were a serious threat to our chicks and they were not afraid of anything.
