Hotel & Vacation Rental Pest Control

In hospitality, the treatment is the easy part. The hard part is that a single guest review naming bed bugs stays online permanently, gets read by every person considering your property, and costs more over five years than a decade of pest control.
That changes what you need from a pest company. You need discretion, you need service that fits a turnover window rather than a working day, and you need the problem found before a guest finds it. Bug Off Pest services hotels, motels, vacation rentals and short-term lets across Charlotte, Sarasota, Lee and DeSoto counties, with unmarked vehicles available and scheduling built around occupancy.
The pests that damage a hospitality property
Bed bugs are the one that matters most, and the exposure is structural rather than occasional. Every turnover is a fresh introduction risk, because bed bugs travel in luggage and your guests arrive from everywhere. Nothing about your housekeeping standard prevents that. What it affects is how quickly you catch it.
Left undetected for a few weeks, an infestation moves along shared walls, through outlet penetrations and via housekeeping carts into adjacent units. A problem confined to one room is a manageable job. A problem across a floor is a very different conversation.
Cockroaches find kitchenettes, shared plumbing runs and warm equipment voids. In multi-unit buildings, an untreated adjacent unit is often the actual source, which is why single-unit treatment in a condo or motel block frequently fails.
Ghost ants are the persistent nuisance in Southwest Florida rentals, trailing into kitchenettes and bathrooms. They are also the species most likely to get worse when someone sprays the trail, since the colony responds by splitting.
Roof rats are common in older coastal properties, entering at the roofline and nesting in attics and soffits. Guests hear them at night, which produces exactly the review you do not want.
Mosquitoes and no-see-ums are a guest experience problem rather than a structural one. A lanai, pool deck or courtyard that is unusable at sunset affects your reviews as directly as anything indoors.
Where hospitality pest problems begin
Guest luggage and turnover
The primary bed bug route, and unavoidable. The variable you control is how quickly it is spotted, which comes down to housekeeping knowing what to look for.
Shared walls and utility runs
Plumbing chases, outlet penetrations and shared voids let roaches and bed bugs move between units. Treating one room while its neighbours go untouched is the most common reason a job does not hold.
Kitchenettes and housekeeping storage
Food residue, waste handling, linen storage and cleaning carts. Carts in particular move problems between rooms if a unit is serviced without knowing it is affected.
Outdoor guest space
Pool decks, lanais, courtyards and balconies. Mosquitoes, wasps in screen enclosures and spiders webbing across railings all land in reviews even though none of them are inside.
How we service hospitality accounts
Site Assessment
A licensed technician assesses the property: guest rooms and a sample of units, kitchenettes, housekeeping and linen storage, shared voids and plumbing runs, and the outdoor guest areas. We identify current pressure and the routes problems travel between units, then set a programme around your occupancy pattern. Free, with a written scope and price.

Monitoring & Documentation

Why hospitality operators choose Bug Off Pest
Discretion is built into how we work rather than offered as a favour. Unmarked vehicles are available, we schedule around occupancy, and we treat adjacent units rather than one door at a time. We also document properly, because in this industry the record of how you responded matters nearly as much as the response.
- Unmarked vehicles available on request
- Scheduled around turnover and occupancy
- Adjacent units treated, not one room in isolation
Frequently asked questions
How long will the room be out of service?
That depends on the pest and the treatment method, which we establish at the inspection. For most routine work the unit is back in service quickly. Bed bug treatment takes longer and needs follow-up before we would call it clear, and we would rather tell you that honestly than have you re-let a room too early and get the review anyway.
Do you use unmarked vehicles?
Yes, available on request. A branded pest control truck outside a rental or hotel entrance is a booking problem, and we understand that. We also schedule to avoid arrival and check-in times where we can.
A guest has reported bed bugs. What happens now?
Call us and do not move the guest into another room first, because that is how a one-room problem becomes a three-room problem. We inspect the reported unit and the units around it, treat what we find, and document the inspection and the response. That record matters if the complaint becomes a dispute.
Can you inspect proactively rather than only when there is a problem?
Yes, and for hospitality that is by far the better model. Scheduled inspections of guest rooms catch bed bug introductions while they are still one room and still cheap. Reactive treatment always costs more, because by the time a guest reports it the problem has usually had weeks to spread.
We manage several units in one building. Do they all need treating?
For bed bugs and cockroaches, the units adjacent to an affected one generally do, because both travel through shared walls, plumbing chases and outlet penetrations. Treating a single unit in a multi-unit building is the most common reason an infestation returns a month later. We will tell you the sensible scope at inspection rather than defaulting to the whole property.
