Step by step: what the technician actually does
1. The conversation first
What have you seen, where, and since when? Sightings, sounds, droppings, damage – your observations focus the inspection, because you live there and we are visiting.
2. The exterior perimeter
Slow lap of the house: foundation and slab line, weep screeds, stucco cracks, door thresholds and garage seals, window frames, soffits and fascia, where utilities enter, and mud tubes – the pencil-wide dirt tunnels subterranean termites build up foundation walls.
3. The yard and lanai
Fire ant mounds, standing water, mulch against the stucco, tree limbs touching the roof (roof rat highways), firewood piles, and the pool cage frame, which is where spiders and wasps concentrate.
4. Interior hot spots
Kitchen (under sink, behind appliances), bathrooms, laundry, garage. We are looking for droppings, shed wings, grease rub marks, egg cases, and the moisture that attracts everything.
5. Attic access, when available
Insulation tunnels and droppings tell the rodent story; frass piles tell the drywood termite story. We check from the hatch at minimum – if we need to go further in, we ask first.
6. Findings, shown not just told
Anything we find, you see – photos from the attic, the mud tube on the back wall, the gap under the garage door. If we find nothing that needs treatment, we say that plainly and leave you a prevention checklist.
7. The written quote
Exact price, what it covers, what the guarantee promises. That number does not change when the truck comes back.
What "free" does not include
Honesty section. A free pest inspection is visual and non-invasive – it does not open walls, lift flooring, or move furniture, and it is not the official WDO report (Wood-Destroying Organisms) that lenders require for a home purchase; that is a regulated document with its own fee, typically $75 to $150. It also is not a treatment: if you want same-visit service after seeing the findings, that is quoted before anything is applied. Florida regulates who may perform inspections and treatments – every inspector should carry an FDACS license, and you should ask to see it.
How to get the most from the visit
Do not clean up the evidence – droppings, wings, and damage are diagnostic, and photos of anything you have already thrown out help. Clear access to the areas that worry you, note where and when you see activity, and ask questions while the technician is standing at the thing they found. If you are comparing companies, schedule two inspections and compare what each one found, not just what each one quoted – thoroughness on the free visit predicts thoroughness on the paid ones.
